Feb 2025 showed robust transaction volume for both offplan and ready properties, closing higher than even the usual November and December sales peaks observed in past years.
Offplan average PSF is tending to be flat as higher-priced new launch inventory is taking time to clear, while the middle to lower priced inventory is still selling very well.
Meanwhile, existing property PSF continues to trend upwards driven by continued immigration into Dubai and relatively high rental prices pushing more residents to purchase property to live in.
Total number of transactions is down from the peak of Q2-Q3 2024, largely driven by softening demand in the offplan market in the lower price segments of AED 0-2M and AED 2-5M.
Similar softening observed in the AED 5-10M price segment for ready properties as owners looking to sell are yielding to downward price pressures.
