Why did I switch from data to real estate?

With a decade of experience in data analytics across several sectors including finance, real estate, and food delivery, I initially had no intention to set up a business in real estate. Yet in my own property buying process, I realized that a lot of the advice I was hearing was purely on gut feel and hearsay, peppered with grand promises of investment returns and accompanied by slick 3D renders. I was being toured through grand showrooms and sales centers with intricately crafted models resembling the projects and communities on completion. It was loads of fun but how could I decide to buy something on this basis alone?

Most of the real estate agents I spoke to were highly knowledgeable about the projects they were pitching me, but most could only repeat advice they themselves heard from news sites or the same few charts shared by the developer.

Certainly it was nice to see some numbers behind the promises, but as someone who has had to work on predictive models for billion-dollar companies, this was far from satisfactory.

I took matters into my own hands by delving into the numbers myself. All this data is made publicly available from the authorities so why were so few people looking at it? To get a sense of where to invest, I looked at how the different developers, communities, and buildings have performed historically, and combined with an analysis of other indicators including news, immigration, and publicly-announced masterplans, I could make an educated guess on what to invest in. With the right timing and a little luck, I managed to score a unit in a project that was sold out by the launch day, and had gone up in value even before the sale contracts were finalized.

As I spoke to more and more friends about my purchase, and how I came about this decision, I realized that I was not alone in this buying experience. So many people were searching for information that could help them make a more educated guess about where to invest and what to buy. Having spotted this market gap, and on the encouragement of several friends, I decided to open a brokerage to be of service to other clients who may find my advice useful.

I would never claim to have a crystal ball that can predict the future with absolute certainty. Instead I rely on a solid foundation of past data, thorough analysis of market trends, and a keen understanding of current news and developments to make a reasonable analysis of the options available to my clients. By meticulously studying historical patterns and staying attuned to the latest factors influencing the market, I strive to guide my clients towards making well-informed decisions regarding their home ownership and investment ventures.
